3. Home inspection services

Information on this website describes our services in general terms. The exact service, inspection scope, exclusions, standards, price, property, date, and client responsibilities are established during scheduling and in the written inspection agreement.

A home inspection is a visual, non-invasive evaluation of readily accessible systems and components at the time of the inspection. It is not technically exhaustive and does not guarantee that every condition, defect, hazard, or future problem will be identified.

Unless expressly included in writing, an inspection is not a code-compliance inspection, appraisal, property survey, engineering analysis, environmental assessment, insurance evaluation, or warranty of the property.

4. Scheduling, property information, and access

Appointment requests are not final until RCHI confirms the date, time, property, service, and applicable fee. Availability shown or discussed before confirmation may change.

You are responsible for providing accurate contact details, the correct property address, known occupancy or access restrictions, and other information reasonably needed to prepare for the inspection.

You or your authorized representative must arrange lawful and safe access to the property. Utilities and systems that are expected to be evaluated should be active and accessible when permitted. Locked areas, unsafe conditions, stored belongings, weather, active construction, or unavailable utilities may limit the inspection.

RCHI may postpone, limit, or stop an inspection when conditions present a safety concern or prevent a reasonable inspection. Any follow-up visit and related fee will be discussed separately.

5. Fees and payment

Fees depend on factors such as property type, size, age, location, requested service, and travel requirements. Any estimate is based on the information available when it is provided and may be adjusted if the property or requested scope differs materially from that information.

Payment timing and accepted payment methods will be stated during scheduling or in the inspection agreement. You are responsible for authorized charges associated with the services you approve.

6. Cancellations, rescheduling, and refunds

We understand that real estate schedules can change. Please contact us as soon as possible if you need to cancel or reschedule an appointment. Timing requirements, late-cancellation fees, completed-work charges, and refund eligibility are described in our Cancellation, Rescheduling & Refund Policy and any applicable inspection agreement.

If RCHI must change an appointment, we will make a reasonable effort to notify you promptly and offer an alternative time or another appropriate resolution.

7. Inspection reports and client use

The inspection report is prepared for the client identified in the inspection agreement for that client’s use in connection with the inspected property. The report reflects conditions that were visible and accessible at the time of the inspection.

Report delivery timing may vary based on the service and circumstances, although RCHI generally aims to deliver reports promptly. Clients should read the entire report, including its scope, limitations, photographs, recommendations, and any incorporated agreement terms.

Third parties should not rely on a report without RCHI’s written permission. Conditions can change after an inspection, and another person’s needs, transaction, or risk tolerance may differ from the original client’s.

8. Website information, disclaimers, and liability

We work to keep website information accurate and useful, but content may contain errors, become outdated, or omit details relevant to a particular property. Website content is general information and is not professional legal, engineering, environmental, financial, or real estate advice.

The website and its content are provided on an “as available” basis to the extent permitted by law. We do not promise uninterrupted access, error-free operation, or that website content will meet every user’s needs.

Liability relating to a paid inspection service is governed by the signed inspection agreement and applicable Virginia law. To the extent permitted by law, RCHI is not liable for indirect, incidental, special, or consequential losses arising solely from use of, or inability to use, this website.
